A membership for all skill levels

Whether you have lots of experience doing rent-to-own or are just getting started, CAROP has bronze, silver, gold and diamond levels of membership.

All new CAROP members start out at the Bronze level but may achieve promotion to a higher rank based on three criteria: Length of tenure with CAROP, the total number of rent-to-own deals entered, and the total number of deals successfully completed. All three criteria must be met in order to level up.

  • Silver level membership can be achieved after a minimum of one year in CAROP, having entered at least 8 deals and successfully exited at least 1.
  • Gold level membership can be achieved after a minimum of three years in CAROP, having entered at least 25 deals and successfully exited at least 10.
  • Diamond level membership can be achieved after a minimum of five years in CAROP, having entered at least 125 deals and successfully exited at least 50.

The procedure for promotion must be initiated by the Rent to Own provider, who applies to the Membership Committee for advancement. The onus is on the provider to demonstrate proof of fulfilling the requirements. Applications may be requested by contacting CAROP through this website contact page.

The requirements for CAROP Membership

All members of CAROP commit themselves to the CAROP Mission and Code of Conduct.

 

The CAROP Mission

To educate and monitor its members in order to achieve successful outcomes between rent-to-own professionals, clients and investors.

This is accomplished through:

  • Encouragement of ethical and professional conduct among its members
  • Advocating on behalf of clients, professionals and the industry
  • Developing beneficial relationships with related agencies
  • Mutual exchange of resources
  • Making available educational programs for professionals, clients and investors.

The CAROP Code of Conduct

All members commit themselves to:

  • Uphold the principles of the Canadian Association of Rent to Own Professionals

  • Provide full disclosure to clients regarding disposition of their deposits in case of default or failure to exercise their option

  • Ensure that all Rent to Own activities are performed within the scope and intent of the law in each member’s province, city, municipality, etc.

  • Advise clients to get their own legal advice or sign a waiver if they choose not to

  • Include a mandatory credit coaching program that assists clients toward mortgage eligibilit

  • Actively and passively promote other members in good standing
  • A “no spamming” policy

  • Conform to the Canadian Access to Information Act and Canadian Privacy Act

  • Share client information only with the client’s written consent, and for the purpose of conducting Rent to Own/Real Estate investing business

  • Treat all members with courtesy and professionalism at all times; and Report offending members to the Board of Directors.

  • Offenders will be investigated and could be subject to potential suspension or expulsion.

Membership Application Process:

The Canadian Association of Rent to Own Professionals (CAROP) considers, among other things, the primacy of ensuring that its members maintain the highest standards of ethical conduct and professionalism in their operations. Before acceptance into membership, all applicants must demonstrate the integrity of their operations and commit to the high standards of conduct to which the Association is characterized. Another requirement is that applicants have received adequate training in ethical rent to own operations, which, among other things, must include client assistance to facilitate win-win outcomes. The intent is not to unduly restrict membership but to maintain a consistently high quality of operations by those whose individual reputations affect the reputation of the Association.

Acceptance into membership is not automatic but is at the discretion of the Membership Committee and, ultimately, the Board of Directors. Membership is annual.

Membership may be individual or corporate. Corporate members will nominate a representative of their corporation to be the active and voting member of the Association. 

Initial Application process

  1. The applicant submits a completed application form to the CAROP Membership Committee, along with the full fee, as set from year to year.
  2. The Membership Committee reviews the information in the application package.
  3. The applicant may be interviewed, either by phone or in person, by a member of the Membership Committee
  4. A majority vote of the Membership Committee accepts the applicant into membership.
  5. Rejection of an applicant is subject to one appeal by the applicant, with an accompanying nominal fee. An unsuccessful appeal will require a new application, which may not be submitted before a full year has passed from the date of the unsuccessful appeal.

Suspension or Expulsion of Members

Members who have complaints filed against them will have the complaints investigated by the Membership Committee, which may include an audit of the specific deal(s) that engendered the complaint. An audit is limited to full disclosure of deals under investigation and does not include a full financial audit of business operations.

Membership suspension or expulsion may be recommended by the Membership Committee to the Board of Directors. Only the Board of Directors may make a decision to suspend or expel a member. One appeal will be granted. In the event of an unsuccessful appeal, the terms of the suspension or expulsion will be spelled out and, if appropriate, the time-lapse before a re-application can be submitted.

A fee of $299 is required up front in order to process your application. If your application is not accepted, you will be refunded your payment minus the 10% transaction fee.
